Understanding a Home's Value


 

The market value of a home is Not determined by:

            How much the seller would like it to sell for

            How much the seller has invested in it

            What the seller needs to sell it for

            What it may have appraised for

            What the house down the street sold for

            What the tax base may be

            How much it is insured for

            The value of memories it may hold

            The price of the seller’s new home

The Real Market Value of a home is:

           What a Qualified buyer is willing to pay for the property Today.

Factors that affect the Real Market Value of a home

            Seller’s Motivation to sell

            Current market conditions

            Number of similar competing homes

            Current financing conditions

            Current economic conditions

            The property’s condition and a buyers perception of that condition

            Its location

            Time on the market

            Property’s availability for showing

The seller has control over:

          The asking price

         The condition of the property

         Access to the property

         Their flexibility and motivations to facilitate a sale

The buyer decides:

           If this is the right property for them

         The Price they are willing to offer

         The terms they need to facilitate the transaction
