What is a Buyers Representative?

A:

As your Buyer Agent; I am your advocate.

 *I represent only your interest and I owe my loyalty & trust to you only.*

 

Q:

How do you benefit from Exclusive Buyer Representation?

A:

  • Loyalty  - I am required to act in your best interest
  • Obedience - I am required to follow your lawful instructions
  • Disclosure of all material facts:
    • I must disclose any relationship between myself and other involved parties
    • I must disclose the existence of other offers
    • I must keep you advised of the status of your earnest money
    • I will attempt to understand the seller's financial condition for your benefit
    • I will assist you in determining the property's true worth, value and condition    
    • I will attempt to help you understand the legal effect of contract provisions and offer guidance to other sources when applicable
  • Confidentiality - All discussions, facts, and information given me are kept in complete confidence... with a responsibility of truth, fairness and honesty in dealing with all parties.
  • Accounting - Reporting where your monies are at all times.
  • Reasonable skill and care - From assistance in the determination of the offering price to aid in the discovery of relative material facts and properly disclosing them to you, the buyer

What services do I as a Buyer Agent provide you?

A.

  • I help you identify and examine the most important features for your new home.
  • I help you define your exact needs.
  • I will create a profiled search to help find your special home.
  • I locate homes that fit your requirements. This includes For Sale By Owner (FSBO) and new construction.
  • I will assist by narrowing the choices and providing a comprehensive Analysis on selected properties
  • I will assist you in structuring the offer and or counter offers.
  • I help coordinate the details.
  • Lastly, I assure you my complete loyalty and trust not just during but after the sale.

How much will it cost you?

A.

 

Absolutely nothing 99% of the time.

 

Q:

What about the 1%?

A:

If you contact a For Sale By Owner or a builder representative without identifying that you are represented by me, you may be obligated to pay the brokerage fee.

**To eliminate any confusion it is always best to work through me.**

 

Q:

Is it true that a Seller or Builder might discount the price of the home if you don't have an agent?

A:

This is a common misconception. The Brokerage fee (commission agreement) is a  separate part of their agreement. The rate structure doesn't change regardless of the final price.  The builder will be looking out for his interest.   Who will look out for yours??? 

 

Q:

What are your risk when buying a home without a buyers agent?

A:

  • Not knowing all of your options
  • Not understanding the true value of the property
  • Potential material defects
  • Potential code violations or other hazards not being disclosed
  • Zoning issues
  • Being uninformed about schools and other important community issues
  • Over paying  for the property
  • Possibility of a seller misrepresenting their property.
  • **Not having someone to lookout for you**

Q:

Are you required to sign an agreement to be represented?

A:

Yes; it's called an Exclusive Buyers Agency Agreement; the time frame for representation is negotiable.

 

Once you sign this agreement you get exclusive representation from me and usually it cost you nothing.

 

 



Signing an Exclusive Buyer Agency Agreement is the best investment you can make. If you are serious about buying a home, you need serious representation. This agreement is the best and safest way to accom plish your home buying goal!
